Delray Beach, Florida Real Estate on the Rise

Delray Beach is a rapidly expanding city in South Florida’s Palm Beach County that boasts award-winning public beaches and upscale dining and shopping. The only Florida city to win the All-America City award twice (connoting credit for constructive citizen cooperation to concur on certain community concerns), Delray Beach residential properties continue to sell quickly when they are priced properly and positioned in profitable parts of town. Downtown Delray is developing without delay, displaying a distinguished diversity of new construction homes and condos. But recently real estate for sale has replaced investor interest and initiated an immense 39% drop in properties sold compared to last year. Homes are sitting on the market for 90- 120 days, vastly varied from the 30 day average just a few months ago. Therefore, rates are regressing, rendering real estate reasonably priced once more, relinquishing ruling power to the buyers.

Regressing real estate rates do not represent a regional repugnance, but rather a national decline in residential real estate rates as supply has surpassed demand. Even as property values wane, Delray Beach continues to build, offering an abundance of new homes for low prices to potential homebuyers who wish to move to the area or use their Delray Beach home as a long tern investments. Local developers have put millions of dollars into building up Atlantic Avenue as a new hot spot for dining, shopping, and nightlife, as well as citywide renovations to promote local economic growth by attracting people to the region. Homes in Delray Beach tend to be younger than the national average (21.7 compared to 27.2 years, respectively) and real estate appreciation is a whopping 25.82% (in contrast to the 13.62 national average). But even with these impressive statistics, Delray Beach real estate remains an affordable alternative to other Florida destinations.

The decline in properties sold mirrors the state and nationwide trend of a softening market, but this lapse in massive appreciation rates is only truly a problem for investors intent on flipping their properties for profit immediately. Such practices are no longer recommended in a softening market, but long term investment is still a viable option as home prices will undoubtedly rise again after buyer interest is renewed. Think of real estate investment like any other short-lived fad; a craze that starts as abruptly as it ends, is reviled for a time as people rebound from the humiliation that only such obsession can warrant, then is brought back for nostalgia by VH1 shows until it is trendy again in a kitschy William Shatner sort of way. Industries operate in cyclical patterns, continuously vacillating so their courses resemble planetary orbits and their relative price indexes are reminiscent of cosine graphs.

Real estate experts are touting the idea that Florida real estate investment is as obsolete as the medieval barber surgeon due to the lapse in exceptional appreciation rates. As they continue to promote investment opportunities in other states, these experts are omitting the real estate market’s chief objective: to provide housing. Industry media has depicted the so-called “collapse” of the Florida real estate market as an economically devastating catastrophe, but this is not necessarily true. Until humanity has degenerated back so far as to revert to its hunter-gatherer past, permanent shelter will be seen as a necessity to human existence, thus the real estate market will endure. And, if the residents do not perform a mass exodus from the state (picture a herd of off-white Cadillacs fleeing Boca Raton at 16-miles-per-hour with their right turn signals on), all signs show that the Florida real estate market will recover from this economic slump and prevail.

And now is an ideal time to invest! Prices are dropping in high quality new developments (like Delray Beach’s The Village at Swinton Square), so formerly unaffordable homes are becoming viable options for those looking for an actual residence or a long term investment opportunity. A discriminating human vision is the only thing that makes a property less attractive because of a price decrease. Viewed objectively and logically, a depreciating market cannot affect Florida’s ambiance or climate.

A high proportion of people who purchase property in the panhandle are retirees in pursuit of a pleasant place to pass the rest of their days. Due to their age, senior citizens are not seeking speedy investment transactions to secure savings as they have selected to stop working and spend their time in leisure activities. Retirees will keep purchasing property in Florida because of its many activities attractive to the elderly and the climate’s therapeutic value.

Florida is also heavily powered by the tourism industry, a market that depends on big-spending vacationers who are just passing through town. Palm Beach County’s individual tourism industry clears $1.5 billion per year, making it one of the most profitable businesses in the area. Generally, travelers stay in hotels, therefore a decline in real estate appreciation will not lessen the appeal of Pirates of the Caribbean, thus local employment in the industry will not falter. Tourist attractions will prevail as long as Americans continue to appreciate roller coasters, beaches, alligators, and shaking hands with mascots.

Latin America immigration is also continuing full throttle. Immigrants are quickly gaining significant buying power, especially in the condo conversions that are appearing throughout the state. Mexicans are leading the charge in Delray Beach, which has become far more diverse in the past fifteen years as the white population has dwindled to a mere 66.5% (according to the Sun-Sentinel). Latin American immigration is accelerating annually, Florida being one of the primary destinations. A depreciating real estate investment market is not going to convince immigrants to take a detour to Vermont. And as the immigration continues, buyer interest grows, thus the recovery of the Florida real estate market.

The Florida real estate market’s “softening” is not an endemic epidemic like the bubonic plague—nor even the West Nile Virus—so purchasing Florida real estate for actual home use or long term investment are still viable options. But unfortunately for now, the manic trend to invest in and flip Florida properties is as dead as the slap bracelet.

Planning On Going To Florida For The First Time

As a first time visitor to Florida and the Disney land area there are many concerns that put families off planning their own trip meaning they opt for a 'package trip' with flights, hotel and theme park transport all included.

Not that there is anything wrong with a 'package' other than planning your own trip and staying in a villa has more flexibility and in most cases works out cheaper.

Having researched the top 3 concerns first time visitors have I have put this very simple guide together to ensure these concerns are eradicated before they begin.

1. Where do I pick my car up from?
Most car hire companies offer an airport pick up for your vehicle so ensure you select your car from one of these companies before you book it. If you are flying direct to Florida you can expect to be picking your car up approximately 2 hours after you land. This is due to having to go through immigration, customs and baggage collection at the airport you first land at, so order your car in accordance with this time frame.
If on the other hand your flight stops en-route in the US it will take you less time from landing at your final destination to car pick up due to the fact that you and your luggage will have been security checked and cleared at the first airport you land at. Therefore allow about 1 hour from landing at your final destination as a selected time to pick your car up.

2. Direction to your holiday villa.
It is a culture shock when driving in the US for the first time, but if you are an experienced driver you can make life so simple, and driving very enjoyable.
When you leave the airport there is always someone who checks your car out who will give you directions in quite a rushed manner, pass you an area map and believe you now know where you are going. So before you leave the UK ask the villa owner to send you a simple 'idiots guide' on leaving the airport to arriving at your destination.

Ask them to supply you with directions that include junction exit numbers to make it easier for you to follow.

Study it with your 'co-pilot' so you are both aware of where to go once you arrive and get a comparative direct guide from Google maps also. As you are probably aware all roads in the US travel north to south and east to west, and visa-versa. So if you do find yourself traveling in the wrong direction a 180 degree turn will put you back on track.

3. Will there be a villa there when we arrive?
I haven't recently heard of any guests arriving at a villa that was rented out under false pretences, however I know this has happened to travelers in the past, where the villa doesn't even exist or worse it is someone else's villa.

There are a few simple rules you need to follow that would ensure the villa and owner are genuine. Firstly check that a villa owners web site has testimonials on it that can be verified (email address and phone numbers supplied). Choose a villa that has testimonials submitted from guests from different parts of the country and indeed other parts of the world. This will ensure the testimonials are genuine and give you a varied view on the villa amenities and location.

Contact these previous guests and ask them why they chose the villa and what advice they would give you to make your stay an enjoyable one.
Secondly choose a villa that will allow you to use PayPal as this is a secure method of payment as PayPal will verify all users for you. Pay the deposit by PayPal which will ensure that the owner is genuine. Some owners may not accept the final balance by using PayPal as there is a 4% charge for monies collected, alternatively some villa owners add this charge on to the final balance.

Don't be too concerned if PayPal cannot be used for the final payment as long as the deposit is paid this way it will be a secure booking.

Planning your own trip will be fun for all the family and if you do your research as guided above you need not worry about was is nothing more than enjoying your time in Florida.

Fine Dining In Orlando Florida

When you enjoy the vacation of your life in Orlando, Florida you may want to treat yourself and your family to a meal at some of the finer restaurants in the area. Here is a pick of some of my favorites.

California Grill

Located on the 15th floor of Disney's Contemporary Resort this restaurant was voted Orlando's Most Popular restaurant. Its renowned chef Clifford Pleau continually reinvents his "unique seasonal menus", creating "divine" dishes paired with an "equally eloquent wine list"; add "impeccable" service and "spectacular" views of the park and its fireworks, and the result is truly great, even if it is accompanied by tourists wearing shorts and Mickey Mouse ears! Location: Disney World, Contemporary Hotel, $41

Christini's

This restaurant has been called "a treasure among restaurants", and is located in the in the Dr. Phillips area of South Orlando. It is well-known for lavish meals, complemented by a 450-label wine list. The food is served in a romantic setting with strolling musicians giving you the ambience of a night out in Italy. However, the feasting here does not come cheap and the prices are "high" even by "expense-account" standards. South Orlando 7600 Dr. Phillips Blvd., $52

Hemingways

If you have always loved the mystique of Ernest Hemingway then this is the place to go. The Hemingway-at-Key-West decor (rods and reels, a stuffed marlin, nautical trinkets) at this Lake Buena Vista hotel seafood house makes you feel like you've spent the day fishing with Hemingway. Guests describe it as "a nice place to bring clients" or to celebrate "special occasions" and some of the favorite dishes include coconut shrimp and paella. Lake Buena Vista 1 Grand Cypress Blvd. $41

Morton's of Chicago

If price is no object to a good meal then this steakhouse is the place for you. When was the last time you've had beef so tender and full of flavor that you have to remark after every bite? While the steakhouse is particularly close to the Central Florida theme parks, it is tucked away in the quaint Doctor Phillips Marketplace, a respite of sorts from nearby tourist hangouts. The clientèle is made up of Orlando executives and Orlando business travelers. They are all here to drink martinis and sink their teeth into the juicy porterhouse, sirloin and Maine lobster. As for side dishes, don't pass up the specialty, potatoes Lyonnaise. Location: 7600 Dr. Phillips Blvd. $60

Venetian Room

This is a fine-dining restaurant that prides itself on offering an elegant experience of the highest level. The chef de cuisine is Khalid Benghallem, a former sous chef at Emeril's and the opening chef at Shula's Steakhouse in the Dolphin Hotel. The menu is typical for an upscale restaurant in this category and includes foie gras, crab cake, lamb rack, veal chops and other dishes. However, it is the special preparation of these common items that makes this restaurant special. You will, however, have to pay for this unique treat. This is not a cheap restaurant and appetizers range from $14 to $17, and six of the seven entries are more.than $30. Location: Caribe Royal Hotel 8101 World Center Drive

There you have it. If price is no object, and you just want to enjoy a fine meal at a great restaurant, then one of these Orlando restaurants will certainly satisfy you.

Come Visit South Florida, You May Never Want To Go Home

When you think of South Florida many people think of the words tropical, palm trees and gorgeous beaches. South Florida consists of such large cities as Ft. Myers, Ft. Lauderdale, Naples, Miami, as well as the Florida Keys. These cities are lined with large palm trees that grow perfectly in these warmer climates. It is sunny and beautiful here and the favorite past time of most residents are water sports. Boating, fishing, water skiing or swimming can be fun activities that help people to enjoy the beautiful weather surrounding them. Away from the water, people also enjoy hunting, watching the hometown Miami Dolphins play NFL football and golfing. You can get on the tee almost year round and enjoy a quiet day on the course.

Homes have drastically increased in value in South Florida over the last few years. Ft. Lauderdale and Naples are elite areas and have a prestige associated with owning a home in these cities. These beachfront communities are very popular and people enjoying living here year round or having this as a winter home. Many larger cities have put money into renovations and upkeep of their roads, landscaping and community areas to bring in more visitors and show what a great vacation destination this can be too. Many upscale shops have opened as well as superior dining and nightlife. Miami Beach has received a lot of recent popularity with many noticeable celebrities coming to stay here and enjoy relaxing on this beach. Many have even purchased homes here to come to Florida and get away from many of the larger cities where paparazzi hound them.

The Keys will always be a tropical paradise. They crystal clear water, assortment of breathtaking and exotic fish, as well as great reefs and coral to view while scuba diving or snorkeling. People charter boats here to have some of the best fishing of their lives. And even those who want to stay on land love the island vibe that is felt here. The storefronts, restaurants and hotels cater to individuals who want to get away from the hustle of the big city and just unwind in the sea air. Come to South Florida and see for yourself what a great place it is to be. But be careful, because you may not want to go home!

The Florida Mortgage Credit Crisis

The End of the Subprime Industry

In late 2006, as real estate values continued to fall, the subprime lenders that made it possible for these borrowers to own homes begin to shut down. Within a period of 90 days between December of 2006 and March of 2007 the entire subprime industry as we knew it, vanished. And as these lenders either shut down or tightened their guidelines, millions of potential homeowners have discovered that they don’t qualify for mortgage financing anymore.

The Real Issue

As disappointing as it may be for those millions of hopeful homebuyers now discovering that they no longer qualify for home loans, the real problem lies elsewhere. Subprime mortgage programs, as accommodating as they were of borrowers’ credit profiles, were strictly structured to compensate the lenders for taking on the additional layers of risk associated with these poor credit loans.

The Adjustable Rate Impact

With few exceptions these loans carry adjustable rate features which are normally timed to adjust upward at some point during the first five years. The most popular of these programs is called the 2/28 which is timed to adjust upward after two years. Most borrowers using these loans expected to refinance after the two year period. Refinancing was not expected to present a problem. After all, real estate values were increasing and home financing was easy to obtain.

A Changing Real Estate Market

In a perfect world, a subprime borrower would purchase a home using a product like the 2/28 and be worry free. The booming real estate market would virtually guarantee that he would have sufficient new equity in his home to be able to refinance into a better mortgage when the time came. Or maybe he would just sell, and with his windfall be able to make a large down payment on a new home.

No One Believed it Could Happen

The worst case scenario was unimaginable. Real estate values had moved upward for over a decade. Mortgage lenders had become more and more accommodating. Who imagined that home prices would slowly stop climbing and then sickeningly begin to fall? And even if this were to occur, who thought that every single subprime lender would hit the brakes simultaneously within a 90 day period of time?

A Personal Story

A personal acquaintance of mine went through a difficult divorce in 2005. During the divorce his credit, once without blemish, was seriously affected. When the divorce was finalized he decided to move to Florida to make a fresh start. He was lucky to have enough money to be able to afford a 20 percent down payment on a new home. Because of his credit he was in a subprime category and elected to use a 2/28 for his financing.

A Reasonable Expectation

It was not unreasonable for him to feel fairly secure. He was purchasing a home in beautiful south Florida. Home prices were strong. His Florida mortgage was easily approved, and he had made a significant enough down payment to feel secure with his equity. It is now 20 months later. Four months remain before his mortgage rate will increase a full 2 percent. He figured that the timing was right to start planning his refinance.

Reality Dawns

His first shock was the discovery that home values on his neighborhood have fallen so much that his initial 20 percent equity is nearly gone. He no longer has enough cash to reduce his loan to 80% of the value, so he figured that he would have to refinance at a higher loan to value and just find a way to manage a higher rate than anticipated. Unfortunately, there was more disappointment to come.

The Result

He quickly discovered that he could not obtain financing at all. The combination of his impaired credit, the lack of equity in his home, and the elimination of the subprime products that made it possible for him to purchase the home, have now made it impossible for him to refinance. Instead he is being forced to try to sell his home in an environment where he will just get enough money to pay his mortgage and his closing costs.

Where to Turn

There are millions of homeowners like my friend. The adjustable rate features built into their mortgages add a degree of urgency as borrowers will be facing higher rates. We have two suggestions. Consult your mortgage broker now. Don’t wait. There are new Fannie Mae programs that just might accommodate you. And consider credit repair. If your credit is marginal a credit repair professional might be able to help you improve your credit score enough to make all of the difference.

Enjoy The Excellent Beaches In Florida

Visitors are drawn to Florida as a result of the states ideal climate, beautiful beaches and warm waters. The beaches and waters that surround Florida not only offer excellent relaxation opportunities, but also provide many water activities such as fishing. Florida also offers vacations for the family with their Disney World attraction and the site of Cape Canaveral along the space coast which features the space shuttle launch pad.

On the southeastern coast of Florida there is the top visitor destination, Miami. This city offers an excellent tropical climate and landscape. Another reason many come here is because of the wide cultural diversity. Miami offers visitors a wide selection of museums, nightclubs and outdoor activities so you are sure to find an attraction you like.

The next largest visitor center in Florida is Orlando which houses about forty-five million tourists a year. The major attraction of this city is the Disney World theme park. Although the city also offers other theme parks including Universal Studios. In addition the city of Kissimmee is located very close by and offers a variety of outdoor activities such as hiking, biking, camping, fishing and boating. In downtown Orlando you will also find the Orlando International Fringe Festival which features over five hundred different theatrical and performing arts shows. Orlando is truly the place to go if you want to do a variety of activities.

For the ultimate travel experience in Florida it is best to stay at a resort or spa if you can afford it. In Orlando an excellent option is the Hyatt Regency Grand Cypress Resort which offers many excellent luxury benefits. One of these is a half-acre pool that features a dozen waterfalls. In addition this hotel offers extras such as three spas, twelve tennis courts, four golf courses designed by Jack Nicklaus and a natural walk in a forty-five acre park setting.

Of course you can never travel to Florida without visiting at least one beach. The most world renowned beach is South Beach which is actually the Lummus Park Beach. If attending a party is something you like then this is the beach for you to visit. Another excellent beach option is the Canaveral National Seashore which is located near Cape Canaveral. This is a nice protect piece of coastline between the Daytona Beach and the Kennedy Space Center. This is a wonderful stretch of twenty-four miles of beauty that you can visit if you just want to relax and soak up the sun for a few hours.

The final option when it comes to beaches is the Gulf Islands National Seashore in Pensacola. Much of this area has been preserved in its undeveloped state. You can come here to just relax or enjoy the many species of birds that flock to this area every day.

Golf

Florida is almost as well known for its golf courses as it is theme parks and enthusiasts will not be disappointed along the Gulf Coast – Florida boasts over 1,000 courses and there are over 80 in the Naples area alone! Many hotels have their own courses and there are numerous golfing communities where you’ll find private villas to rent. The courses are open year-round but quietest during the summer months from May through to October.

Fishing

The beaches of Fort Myers and Sanibel are known as the "Tarpon capital of the world" and fisherman flock here every spring to fish the Boca Grande Pass. The name of the game however is "Catch and Release" as there is a 50$ state permit fee to kill a Tarpon. For those interested in sea-fishing, there are many charters and fishing trips for all levels of angler – these are available from all along the coast, including Marco Island, Sarasota, Fort Myers Beach, Clearwater and Tarpon Springs. Try your hand at hooking shark, barracuda, black fin tuna and Spanish and king mackerel. There are also miles of shoreline, countless oyster bars and acres of sea grass beds that attract an abundance of salt water fish. For the fresh water angler, Rotonda has miles of canals and numerous golf course lakes offering some excellent bass and catfish. Other popular areas include the freshwater canals in Cape Coral and the Caloosahatchee River. Local freshwater fish include bass, crappie, blue gill and catfish. If you don't fancy bobbing about on the water, there are ample fishing opportunities from the piers and bridges. Popular spots in the St Petersburg/Clearwater area include Long Pier at Redington Beach, Pier60, St Petersburg Pier, Fort De Soto Park and The Friendship Trail Park at Gandy Bridge for Spanish mackerel, red drum, speckled trout and snook.

Canoeing & Kayaking

Many enthusiasts head for Rookery Bay National Estuarine Research Reserve, which encompasses 110,000 acres of uplands, islands, and estuaries from Gordon Pass at Naples to Everglades National Park. There is a visitor centre between Marco and Naples, south of US 41 on Tower Road. Cycling

Boca Ciega Millennium Park in Seminole, Pinellas County has nature trails as well as pedestrian and cycle paths. Sanibel island offers 17 miles of protected cycle paths, ideal for families. Local companies hire a range of bikes including tandems and accessories for children. Fort de Soto Park on the Pinellas Peninsula has a 7 mile recreation trail where visitors may run, bike, rollerblade or walk The Pinellas Trail is a unique linear park covering 50 miles from St Petersburg to Tarpon Spring with cycle and hiking paths Caloosahatchee Regional Park, Alva offers a 10 mile looped mountain bike trail over rolling terrain with the opportunity of spotting wild boar, deer and gopher tortoises. Bike hire is available in the park. Myakka River is one of Florida’s largest State Parks with ample facilities for walking and cycling. There are seven miles of flat, paved roads for cyclists as well as back-country dirt roads (depending on the weather). Cycles can be hired in the park. Many of the parks which offer cycle tracks have daylight hours of opening and regulations including wearing a helmet so it is always worth checking any local restrictions at the park information centres or cycle hire shops before you set off.

Bird watching

Florida attracts "twitchers" from all over the world, drawn by the vast array of migratory and resident birdlife.The South West Florida Birding Festival takes place on the 19-21 January 2007 providing an excellent opportunity to learn about the rich bird life of this region. There will be guided trips and expert presentations. Full details can be found on the Rookery Bay website (see below). The estuaries, inlets, back-waters and country parks provide many bird-watching opportunities along the Gulf Coast some of the most popular locations are listed here. Pelican Man's Bird Sanctuary in Sarasota is one of the largest Wildlife Rescue & Rehabilitation Centers in the U.S., and home to over 70 species of Florida's native and migratory birds. The Rookery Bay mangrove estuary, just south of Naples, is home to over 150species of birds including bald eagles, ospreys, roseate spoonbills, black skimmers, and least terns. The Sanibel Lighthouse at the eastern tip of the island is a prime viewing spot, particularly during the October migration. Birds spotted here include warblers and Peregrine falcons. The Six Mile Cypress Slough Preserve near Fort Myers has a boardwalk trail and observation decks for visitors, where you can spy wild turkeys, blue jay, herons and woodpeckers as well as a variety of other wildlife. Other visitors include bobcats, raccoons,deer and squirrel. The "Ding" Darling National Wildlife Refuge on Sanibel Island is a hotspot for migratory bird populations and serves as a stopover for a number of species, including egrets and night herons. The riverfront at Caloosahatchee Regional Park, Alva is home to blue egrets and great blue herons as well as a vast array of other local wildlife and plant species. Honeymoon Island State Recreation Area, Dunedin has an Osprey trail for a rare glimpse of these magnificent birds in their natural habitat.
